How does your home buying process work?
There are three steps to receiving an offer on your home: (1) contact us; (2) show us your property; (3) receive your no-obligation, no-pressure offer
How does IntoHomes calculate the offer amount?
Once we get your details, we’ll get right to work evaluating your house. We use four factors to create your offer:
The After Repair Value ("ARV") of the property based on comparable sales in your area. This is the price we think we can sell the house for after it is fixed.
The Rehab Cost. This is our estimate of the cost to repair and fix up your home to get it to prime market value.
The Transaction Costs. We need to include some room to cover our costs to resell your property (commissions, escrow fees, etc.).
Our Minimum Profit. Real estate is how we support and provide for our family and if we aren’t profitable, we wouldn’t stay in business so this is something we must include.
You're going to "low-ball" my offer, right?
Actually, no. Our offers are very competitive. We buy houses fast, for cash. Because you don't pay real estate commissions on our cash offers, that means more money in your pocket.
How long does the process take?
